Know exactly what you can afford before you start searching for a home.
Buying a home is one of the biggest financial decisions you’ll make, and after more than 12 years in real estate, I’ve walked buyers through nearly every scenario the market can throw at you — first-time purchases, move-up buys, self-employed borrowers, and investors adding to their portfolio.
I’ll get you pre-approved quickly and accurately — in some cases the same day, within hours — so you know your real number before you start looking, then match you with the right financing for your situation — Conventional, FHA, VA, USDA, or Jumbo loans, plus down payment assistance programs if you need help getting into a home. As a Certified Veterans Loan Specialist, I pay particular attention to getting VA buyers the full benefit of their eligibility.
Not everyone fits a traditional box, and that’s fine. I also work with non-QM and creative financing, including bank statement loans that qualify you off your deposits instead of tax returns, 1099 and P&L-only programs for self-employed borrowers, asset-based loans that use your bank statement ending balances as income, and short-term bridge loans if you need to buy before you sell.
You’ll hear from me directly at every step, and I work closely with your agent so your offer stays competitive and your closing stays on schedule.
Lenders look at your debt-to-income ratio (DTI): your total monthly debts, including the new mortgage payment, divided by your gross monthly income. Many programs allow a DTI in the mid-40s, and some go to 50% or higher with strong credit or reserves. FHA and VA loans can allow higher ratios case by case.
